Affordable-housing complex proposed

Rochester’s Ibero-American Development Corp. has proposed a housing complex on North Clinton Avenue to increase affordable housing options in the area.

The $28 million Pueblo Nuevo proposal from Ibero and consulting developer Edgemere Development includes a total of 92 housing units on several parcels, said Eugenio Marlin, IADC’s executive director, with a mix of single-family homes and duplexes. The proposed sites are located along Sullivan and Hoeltzer streets, Kappel and Siebert Place, and North Clinton, and Clifford avenues, Marlin said

According to a summary of the proposal, the projects would include 27 duplexes and six single-family houses as well as the following:

• The adaptive reuse of the former Eugenio Maria de Hostos Charter School at 938 Clifford Ave. into 16 one and two-bedroom units.

• The redevelopment of a vacant warehouse and loading dock at 200 Clifford Ave. into a community, education and training center. Both structures are currently vacant.

• Construction of a multi-family, 26-unit apartment complex on a vacant site on Sullivan Street.

The project will require rezoning of the area, Marlin said, which has been part of the La Marketa commercial development proposal on North Clinton Avenue. The IADC also is submitting a proposal for a state grant through the Housing and Community Renewal funding.
